    What's the difference between Limited and Standard 203(k)?

    **Limited 203(k)** covers repairs up to $35,000 with a simpler process—ideal for cosmetic updates like paint, flooring, and kitchen/bath refreshes. **Standard 203(k)** handles major renovations with no repair maximum, including structural work and additions, but requires a HUD consultant to oversee the project.

    Can I do the renovation work myself?

    DIY work is very limited with 203(k) loans. Licensed, bonded contractors must perform most work to ensure quality and protect both you and the lender. You may be able to do minor tasks like painting if you qualify and it's approved in advance.

    How long do I have to complete the renovations?

    Renovations must be completed within **6 months** of closing. Your contractor provides a timeline with their bid, and the HUD consultant (for Standard 203k) monitors progress. Extensions may be possible in rare circumstances.

    Renovation funds are held in an escrow account and released in **draws** as work is completed. An inspector verifies completed work before each payment is released. This protects you from paying for work that isn't done properly.
    It depends on the scope of work. For minor renovations (Limited 203k), you can often move in right away. For major work that affects habitability, you may need to stay elsewhere temporarily. Up to 6 months of mortgage payments can sometimes be included in the loan for this purpose.
