1. Soft credit check
We do a soft pull to confirm your credit tier. It does not show up on your credit report and does not affect your score. You don't need to know your exact FICO number — the range you selected is enough to start.
2. Document upload
Typical docs are recent pay stubs, two years of W-2s or tax returns, and the last two bank statements. If you're self-employed or pursuing an asset-only or DSCR program, the document list is different — your loan officer will send you a short, custom list.
3. Loan officer match
A loan officer licensed in your state reviews your file and reaches out during business hours. They'll confirm your goals, walk you through which programs you qualify for, and answer questions before any commitment.
4. Pre-approval letter
Most letters come back in 15 minutes to 24 hours depending on file complexity. You can hand it to your realtor and start writing offers the same day — sellers treat pre-approved buyers more seriously than pre-qualified ones.
Common pre-approval questions
Do I need to know my credit score?
No. Pick the range that feels right — we'll run a soft pull to confirm. The form never asks for your SSN at this stage, and the soft pull does not affect your credit.
How long does pre-approval take?
Most files come back in 15 minutes. More complex files (self-employed, multiple income sources, recent credit events) can take up to 24 hours because they need a manual review by a senior loan officer.
Will applying affect my credit score?
No. Pre-approval here uses a soft credit inquiry only. A hard inquiry happens later, after you choose a program and formally apply — and even then, multiple mortgage inquiries within a 45-day shopping window count as one hit on your score.
Is this a commitment to borrow?
No. A pre-approval letter shows you what you qualify for so you can shop confidently. You're not locked into CMS, not locked into a program, and not locked into a rate until you formally apply and choose to lock.
What if I'm self-employed or have non-traditional income?
We're built for it. Bank statement loans use 12 or 24 months of business statements instead of tax returns. P&L loans use a CPA-prepared profit and loss. Asset depletion uses retirement and investment balances. DSCR loans qualify off the property's rent, not your personal income.
