    What's the difference between manufactured and mobile homes?

    "Mobile home" is an older term for homes built before June 15, 1976. "Manufactured home" refers to homes built after that date under HUD code standards. For financing, manufactured homes with permanent foundations qualify for FHA, VA, and conventional loans.

    Does the home need to be on a permanent foundation?

    Yes. For most financing options, the manufactured home must be permanently affixed to a foundation and have wheels and axles removed. The foundation must meet HUD and lender requirements.
