Frequently Asked Questions
Common questions about FHA Streamline Refinance
Last updated:
What is an FHA Streamline Refinance?
An FHA Streamline Refinance is a simplified refinance program exclusively for current FHA borrowers. It allows you to lower your interest rate with reduced documentation requirements - often no appraisal, minimal income verification, and faster processing than a standard refinance.
What is the net tangible benefit requirement?
FHA requires that your streamline refinance provides a clear financial benefit. This typically means your combined principal, interest, and mortgage insurance payment must decrease by at least 5%. Alternatively, you can qualify by converting from an adjustable-rate mortgage (ARM) to a fixed-rate, or by shortening your loan term.
Do I need an appraisal for FHA Streamline?
In most cases, no. FHA Streamline refinances typically waive the appraisal requirement. However, if you want to include closing costs in your new loan amount and it would exceed your original loan amount, an appraisal may be required to ensure you have sufficient equity.
- You must: 1) Currently have an FHA-insured mortgage, 2) Have made at least 6 monthly payments, 3) Have waited at least 210 days since your first payment, 4) Have no 30-day late payments in the last 6 months (and no more than one in the last 12), and 5) Demonstrate a net tangible benefit from refinancing.
- Yes, FHA loans require both upfront and annual mortgage insurance premiums. The upfront MIP is 1.75% (can be financed) and annual MIP is typically 0.55%. However, if you refinance within 3 years of your original loan, you may receive a partial refund of your original upfront MIP.
- No, the FHA Streamline program does not allow cash-out. You can only refinance your existing loan balance plus closing costs. If you need to access your home equity, you would need an FHA Cash-Out Refinance, which has full underwriting requirements.
- Because of reduced documentation requirements and typically no appraisal, an FHA Streamline can often close in 2-4 weeks. This is significantly faster than a standard refinance which typically takes 30-45 days.
- While FHA doesn't set a minimum credit score for streamline refinances, most lenders require a score of 580-620. Some lenders may approve lower scores with compensating factors. The focus is more on your mortgage payment history than your overall credit profile.
