What a rate quote actually is

A rate quote is a personalized estimate of the interest rate, monthly payment, and loan programs you might qualify for — based on the price range, property type, state, credit tier, and loan purpose you enter above. It is not a commitment to lend, and it does not affect your credit. Think of it as a starting line for comparison shopping.

A quote is different from a pre-approval. A pre-approval involves a soft credit pull, a full document review, and a written letter you can take to sellers. A quote takes 60 seconds and gives you a realistic picture before you commit to that deeper step. Move to pre-approval when you're ready.

    What you need to provide

The form above asks for just enough to price a realistic rate. You will not be asked for your SSN, current debt load, or income documents at this stage.

    • Loan purpose (purchase, refinance, or cash-out)
    • Property type and the state it's in
    • Target purchase price or current loan balance
    • Down payment percentage
    • Credit score range (pick the tier that feels right)
    • VA eligibility, if applicable

    What you'll get back

A short, plain-language summary delivered on the next page and emailed to you so you can share it with your spouse, realtor, or financial advisor.

    • Indicative rate and APR for your scenario
    • Estimated monthly principal and interest
    • Loan programs you likely qualify for
    • VA, FHA, or conventional comparisons where relevant
    • A direct line to the loan officer who priced it

    Why get a quote first

A quote takes 60 seconds. A pre-approval and a full lender application take a few hours of paperwork. Most borrowers start with a quote for three reasons:

    • Compare lenders without commitment. Pull quotes from two or three lenders and compare the rate, APR, and lender fees side by side.
    • Set a realistic budget. Knowing your estimated payment at today's rates helps you set a target price before you start touring homes.
    • Plan your timeline. If rates have moved against you, a quote tells you whether it makes sense to wait, lock now, or restructure your down payment.

What a quote does not commit you to

A rate quote is not a pre-approval, not a rate lock, and not a loan offer. We use a soft data lookup only — no hard credit pull, no SSN required, no impact on your score. You are free to compare CMS against any other lender, walk away, or come back when you are ready to formally apply.
